What you can look up in each country
Availability depends on the location, property type, transaction and comparable listings. A supported country does not mean every address can receive an estimate.

In Guatemala, Panama and Uruguay, these estimates use published asking prices. House rentals, land and commercial properties are not supported in these pricing queries. Building exploration does not imply valuation availability. Overture footprints describe entire buildings, not cadastral parcels or apartment areas.
How to look up an address
Find the address
Include the city if there are several matches, then select a suggestion. Google Places helps identify the location and country; Terraes calculates the property estimate.
Check the property details
Confirm the property type, built area in m² and whether you want a sale or rental estimate. Terraes loads the available options for that country. An address alone does not describe the condition, finishes or legal status of a property.
Read the result and its comparables
Check the source, observation date and geographic scope. If there is not enough evidence for the query, Terraes explains this and returns no estimate.
Where the value comes from
Terraes keeps each country’s data separate. Estimates for Guatemala, Panama and Uruguay compare observations with the same property type, transaction and original currency, and comparable built areas.
An asking price is the amount requested by the person listing the property. It does not establish the final sale price. A cadastral value is also different from a market price.
We look for comparables with precise locations within 2 km, then 5 km. If local evidence is insufficient but a compatible wider group exists, the result is labeled as a reference for that area; without sufficient evidence for a reference either, no amount is returned. It is not a building-specific estimate.
For Guatemala, Panama and Uruguay, the range summarizes asking prices among the selected comparables. It is not a sale probability or a guarantee that the property will sell within that range. In Colombia, check whether the result is an area reference or a property estimate: they describe different things.
Read values in local currency or USD
The currency selector changes how amounts are displayed throughout the query. You can read them in local currency or US dollars without searching for the address again.
Conversion uses exchange rates published by Frankfurter. Open the selector’s details to see the rate and its date. Changing the display currency does not change the comparables or recalculate the model using another market’s data.
If a valid rate is unavailable, amounts keep their original currency and a notice appears. Converted amounts are indicative; they exclude exchange fees and do not set the amount of a transaction.
Frequently asked questions
Do I have to choose a country?
No. Select an address from the search suggestions. Terraes identifies the country and loads its available data and options.
Why is there no value for my address?
There may be too little comparable data for the location, area, property type or transaction. The country or query may also be outside the currently supported coverage.
Is this a certified appraisal?
No. It is an indicative estimate using the available data. It does not replace a property inspection or a professional appraisal report.
What information does Google receive?
The Google Places integration receives the search text and selected place identifier to resolve the address. Google does not calculate the Terraes estimate.
